Our NDC and Transfers & Records is duly linked with the Flagship Property Management System (PMS) within our Claystone ERP. We have automated NDCs, linked them with internal fees and taxes associated with retention periods. At the time of transfers/ sales, we enable use of multiple biometrics for safe and secure transfer of property after due diligence and verification.
To sell a property or transfer it, you need to apply for the No-Demand Certificate (aka NDC). The transfer of property is simply not possible without this certificate. NDC can be applied on PMS, status checked by internal management, dues processed and NDC issued. Taxes and other dues prepared and after clearance of dues the member applies for transfer and the Transfer date automatically intimated by society.
Next, the Transfer & Records management team conducts certain checks which are entirely automated in our ERP. On given date our prime Transfer Module allows secure transfer, creates and cancels memberships, associate and de-associates property, creates follow up statements and schedules and prepares relevant letters and correspondence.
